The Coker Hills Neighborhood has been designated by the Town Council as a Neighborhood Conservation District zoning overlay.

The Coker Hills Neighborhood was the sixth neighborhood in Chapel Hill to become a Neighborhood Conservation District; therefore, it is referenced as CD-6.

What is a Neighborhood Conservation District Zoning Overlay?

Neighborhood Conservation District (NCD) Zoning Overlay is a set of land use regulations that is applied to a specific neighborhood as a zoning overlay. Any new construction or additions must comply with the Neighborhood Conservation District regulations.

Coker Hills Neighborhood Conservation District Plan

On October 8, 2007, the Town Council amended the Zoning Atlas to include the Coker Hills Neighborhood Conservation District zoning overlay. The Coker Hills Neighborhood Conservation District became effective on January 1, 2008.

The Coker Hills Neighborhood Conservation District Plan outlines the regulations for the neighborhood. Any new construction or additions must comply with these regulations.
