Status (Updated 12/2/2015): Form District Permit application approve (please see below for permit and approved plans)
Summary: On January 12, 2015, the Town received a Form District Permit (FDP) application and a Certificate of Appropriateness (COA) application from Wendi Ramsden of Coulter Jewell Thames, PA to develop a one-story commercial and retail building adjacent to Bailey's Sports Grille and across the parking lot from Food Lion. The project will include streetscape, sidewalk, and stormwater improvements for the building and associated parking spaces. This project will include construction of a re-aligned Fordham Blvd. Service Rd. to create a four-way intersection adjacent to the new building and Bailey's Sports Grille. The town will reimburse the applicant for the construction of the realigned Fordham Blvd. Service Rd. This is the second development application received in the Ephesus/Fordham Form District.
Property Location: 1728 Fordham Blvd.
About the Site: The site is within the Ephesus/Fordham Form District and has a "Type A" frontage on two sides of site, facing Bailey's Sports Grille and the Food Lion, and a "Type B" frontage facing Fordham Blvd. The building will be placed up to the street in the "Type A" frontages and will be separated from Fordham Blvd. by landscaping and a single aisle of parking (with parking stalls on both sides). *The Town Council will review the first few Form District Permit Applications that the Town receives. The Town Council will not make a decision regarding this application. Authority to approve the Form District Permit application has been delegated to the Town Manager and the authority to approve a Certificate of Appropriateness to the Community Design Commission in the Ephesus/Fordham Form District Code, which was adopted by the Town Council on May 12, 2014.
**The decision, or final action, deadline is 45 calendar days after the acceptance of a complete application or 15 calendar days after the Community Design Commission approves a Certificate of Appropriateness, whichever is later. The applicant may grant the Town additional time to extend the final action deadline.
