DHIC Dedicates Greenfield Place in Chapel Hill

Non-profit community developer DHIC, Inc. invites the community to a celebration of Greenfield Place, a new 80-unit affordable apartment community, from 10:30 a.m. to 1:30 p.m. Saturday, June 23, at 150 Formosa Lane, Chapel Hill, NC, 27517.

Greenfield Place is the first phase of a two-phase project. The second phase, Greenfield Commons, is currently under construction and will offer 69 apartments restricted to limited-income seniors.

Speakers for the dedication include Congressman David Price; Chapel Hill Mayor Pam Hemminger; Mark Dorosin, Chair of the Orange County Commissioners, and Ms. Marie De Jong, a resident of Greenfield Place. Representatives from key funders, including the State Employees’ Credit Union and the NC Housing Finance Agency, will also speak, and Pastor Steve Murrell of New Destiny Fellowship will offer the invocation. After remarks and a ribbon-cutting, two apartments will be open for tours, and a complimentary lunch will be available. The Greenfield Place dedication coincides with NeighborWorks Week when 245 NeighborWorks America network organizations celebrate and showcase the collective impact of residents, volunteers and partners working together in communities. This year, more than 150 events will be held throughout the country. DHIC, one of four NeighborWorks organizations in North Carolina, is proud to take this time to highlight the many partnerships that made Greenfield Place possible. 

“We are very pleased to celebrate Greenfield Place and the many public and private partners who made this $12.8 million development possible and affordable for 80 modest income households,” said Gregg Warren, DHIC’s President and CEO. “Now more than ever, the Triangle is in need of significant investment in affordable housing, and the Town of Chapel Hill and Orange County really stepped up to the plate with the Greenfield community.” The Town of Chapel Hill donated the land, and provided significant project funding from the Town’s affordable housing sources.

“Greenfield Place is the outcome of years of planning and partnership-building,” said Mayor Pam Hemminger. “It is truly representative of the Town’s commitment to expanding quality affordable choices for families, working parents, seniors and people with disabilities who live in Chapel Hill.”

Completed in late 2017, apartments at Greenfield Place are reserved for households who earn less than 60 percent of area median income, or $48,360 for a family of four in Orange County. Rents range from $271 to $870 depending on the number of bedrooms and household income. There are one, two and three-bedroom apartments that range in size from 691 to 1,196 square feet with walk-in closets, full-size washer/dryer connections, and open floor plans. Amenities include a playground, gazebo, grill, and a clubhouse with a kitchen, business center, and gathering area.

Greenfield Place is designed to be both an environmentally friendly and cost-effective home. Located near shopping and other community amenities, it is on the Chapel Hill Transit D route and within a reasonable walking distance of the F route and Go Triangle’s 400 service. The complex features Energy Star appliances and lighting, high-efficiency heat pumps, low-VOC paint and low-flow plumbing fixtures.

The development team for Greenfield Place included Cline Design Associates, Kimley-Horn and Associates, Inc. and Harold K. Jordan & Co. Inc. Additional information about the community, its residents, and the project funders that made it possible is included on the attached project description.
