Blue Hill District Text Amendment and Rezoning

The Town of Chapel Hill has received a petition from members of Town Council to encourage non-residential development, promote the creation of new affordable housing units, and address building size and massing concerns in the Blue Hill District.

A text amendment to the Form District Regulations (LUMO Section 3.11) and amendment to the Town’s Zoning Map have subsequently been initiated to facilitate implementation of the first and third of these interests. The proposed changes include the creation of a new WC Subdistrict that would be applied to certain sites in the Blue Hill District suitable for new commercial development, as well as additional dimensional standards related to building size.

About Public Information Meetings: The meeting on May 22 is an informal opportunity for community members to learn about the proposal and share feedback during the text amendment and zoning map amendment review process. As review progresses, public meetings will be held by the Community Design Commission, the Planning Commission, and the Town Council.
