Drainage Design Requirements




Individual single-family and two-family development and redevelopment that do not disturb more than twenty thousand (20,000) square feet of land area, including cumulative disturbance as of the adoption of the Land Use Management Ordinance on January 27, 2003, provided they are not part of a larger common plan of development.



Performance Standard: 

Runoff shall be discharged in a non-erosive and diffuse manner using techniques approved by the Town Manager. Discharge system/techniques shall be in accordance with the standards established in the Town’s Design Manual.



Design Guidelines:

Consider the site conditions when planning the project

Minimize the impervious area footprint

Minimize the amount of land disturbance

Maintain natural drainage patterns as much as possible

All runoff must be discharged in a non-erosive and diffuse manner

No drainage outlets are permitted in setbacks or riparian buffers

Energy dissipators are required at all outlets

Standard Details:

Topography (2-foot contours)

Existing drainage conditions with flow direction arrows

Proposed grading and drainage patterns with flow direction arrows

Floodplain, RCD, and Jordan Riparian Buffer boundaries delineated and clearly labeled (note ephemeral streams on site)

Existing and proposed roof drain locations

Outlet dissipator dimensions and details

Drainage conveyance system (piping and swales)

Permanent stabilization and planting plans and specifications

Drainage easements, if offsite runoff is conveyed through the project site
